One option is to start a meetup (meetup.com) and get together at a local coffee shop. The group might start small but will expand if you meet regularly with like minded people set towards similar goals.

It depends who your customers are. If you a RE agent and your customers are home buyers/sellers they are more comfortable with a local area code phone number and don't like 800 numbers.

@Alex Zaragoza the homeowner and agent are in a legal binding contract. You will not be able to purchase it directly, so please don’t try or atleast wait until the end of their contract.

@Connie Densmore Most of the close to ARV bidders are in Bank Foreclosures. We focus all are buying on Tax Foreclosures. You can come see us today (at Bayou Center) how we bid (and win) way below ARV. Today is the Tax Auction that happens once a month.

@Chadwick Cadet your both good & bad points are valid. It depends on the homeowner how they feel on a holiday or any other day for that matter. It depends on their financial, family and personal circumstances. There are folks who are alone on holidays and its best time to talk to them. I would say call, but be courteous - “something like sorry to bother you on a holiday...”

@Juan Alvarez correct, mention that you are looking for a home loan and want to see if you qualify. Remember that qualifying for a personal residence is different than investment loan
