Right now is a great time to be a seller. Certainly makes no sense to hold the property with a hard money loan on it. 

@Juan Escarcega, what are your expectations for how a potential partner's contribution would solve the illegal nature of the conversion? Would you rely on said partner to take out a conventional loan in his/her name on both of your behalves?

Peter, you should rely on advice from your lawyer. Evictions are a very sensitive topic in LA. If there is an opportunity to evict the tenant even after he/she has cleaned up, I would proceed with it. It may just be a temporary fix before they trash the place again.

Most impressed with your acquisition - $145K/unit for non-rent controlled LA. Was a great time to buy in 2012. Earnings are truly realized on the acquisition.

Hi @Renee Ren. I used to subscribe to their listings. As with any wholesale deal, never solely rely on the wholesaler's projections. They provide a teaser for what the property can churn upon resale, but it is imperative that one does all the DD upfront before committing to one of their properties. Sorry to hear your investor friend got ripped off, but as a prudent investor, it's always the responsibility of him/her to verify EVERYTHING!
