Investment Info:

Condo buy & hold investment.

Purchase price: $135,500
Cash invested: $41,000

Purchased this 2/1.5 condo as my first rental unit using a DSCR loan. The property was owned by Zillow and needed little work done. This property greatly boosted my confidence in real estate investing as it confirmed my projections and gave me an easy framework to repeat for future properties.

I'm looking at long-term rentals with pools and I will be including a pool cleaning service for my tenants. In my area they are about $100/month but take care of all the treatments and cleaning. I would say there is definitely an increased risk, but you can also charge a higher rent to offset this risk. Really depends on what you are comfortable with.

With rates being at record lows, I would go with the 30 year mortgage to lock that rate in. In 7 years it's most likely rates will be higher than what they are today, and if you go with an ARM that rate will increase to match the increased rates.
