Post: Fair Housing Act with LLC

Hello BP team!

I recently acquired a duplex under my personal name and plan to owner occupy 1 unit and rent the other. I plan to put the title under a new LLC and this LLC will have this duplex property only. I will be the principal manager of this LLC.

I recently became aware that The Fair Housing Act exempts owner-occupied buildings with no more than four units sold or rented without the use of a broker. I used a real estate agent to secure my duplex.

Question: If my duplex was retitled under an LLC, does this Fair Housing Act exemption still apply? I still plan to occupy 1 of 2 units.

Thank you!

DUPLEX IN JERSEY CITY, NEW JERSEY WATER SUBMETERING.

Hello all. I can NOT get anyone from TRUE SUBMETER to call me. Have basic questions and want to place an order. They sent me an info packet via email 8 days ago but since then, no emails responses, call backs to Voicemails, or responses by phone. Kind of makes me leery about dealing with a company who isn't even interested in taking a new order.

Does anyone know of any other companies similar to True Submenter that will allow me to separate water bills in a DUPLEX in Jersey City NJ?  Any help would be greatly appreciated! Single city line coming in and water line going to each apartment are not separated. Thus, True Submeter's solutions would have been perfect to connect a meter at each water source. Too bad.

Thank you all!

Sam

Hello BP team!

I'm seeking a GOOD property manager as I begin my journey with my first rental unit in the Jersey City Heights.

Any referrals would be appreciated!

Seeking: Proactive when problems arise, cost conscious, reasonable fees, easy to work with, reliable.

Thanks to everyone in advance!

I am in need of a structural engineer urgently to evaluate some cracks on a multifamily home in Jersey City. Does anyone know a good one?

Thank you in advance!
