@Bjorn Ahlblad I screened her the same as the other applicants. She was probably one of the most qualified as far as credit score and income goes. I’m not taking the money up front just going to set up a separate savings account with it and pay the note that way. But she still applied the same as everyone else. I would be concerned if she was just trying to pay up front and not go through the background screening and credit check but since she did I think she’s alright

@Dan Travieso Thanks for the advice. Overall she seems qualified and I’m definitely going to require the deposit as well as the full lease. Given the circumstances Im willing to give her the benefit of the doubt. She was a previous homeowner who sold her home to move down here so i don’t see her staying in the lease for longer than a year but who knows. Thank you for your time

If they break the lease early or you have to terminate/evict them, you would have to pay back any unused portion (based on when new tenant takes over).

I let people pay up front, but only after I've screened / approved them, just like any other applicant.

 So she was concerned over an eviction that happened 4 years ago. Said it was an ex boyfriend who screwed her up and didn’t even know it was on her record until she did the Zillow application. But her credit score is a 704 she’s an older woman who’s looking to retire here in town. Single lady with cats. She seems like a good woman just wanted to prove to me that she was good for the money since the eviction came up. And she was up front about it after finding it. Said she reached out to the lawyer involved. Thoughts?

Awesome so in the end it doesn’t really make a difference. If they violate the contract an eviction would/could happen either way. And then we could settle in the court what would be returned to the tenant depending on damage or whatever correct? The tenant only has as much power as the contract allows?

Hello,

I’m currently in the process of getting my rental going. I have a potential tenant who is interested in the property and she is willing to pay the entire year lease up front. I was just wondering if anyone has had experience with this. My fear is what if something happens mid lease and I have to evict the tenant. Is that an issue? Would I refund the tenant? Would they have more control since they paid up front? Any information would be helpful.

Hello everyone. I am looking to start my real estate journey this spring and I am searching for local investors in the Corpus Christi, Tx area who can share any advice on what they are doing in the area. I am trying to build my core 4 and acquire 2-3 single family or multifamily homes this year.

I use Dee Dee Floyd as well she’s awesome and very knowledgeable. 

I’m new to investing though and I’m trying to build my core 4 (agent,lender,manager,contractor) if y’all have any great contacts please send them my way.
