Hi guys,

Just wondering if there are any good resources for interior designing in the Southern states? I know to look at comparable sales to see what style is acceptable etc, but just wondering if there is a good comprehensive resource that I can look at when I'm doing rehabs in the 100000 to $200,000 range for design options. 

Any feedback is very much appreciated.

thanks for the welcome mate. Yes interesting times ahead for us :) I'm currently just networking with other Aussie investors who have quite a few runs on the board in the US as well as reading up like mad about the US investing landscape etc. 

Which areas are you thinking of investing in? You looking at the brrrr approach or something a little more active?  I'm looking to invest about 1.5m , probably utilising a more active, add value approach which suits my risk profile. 

Once I jump in I'll post the deals I'm doing, hopefully will yield some good results!

Thank you mate, I appreciate it.  I am sure I'll have more questions as the weeks go on. The aussie markets currently are very interesting. As most people would know Sydney and Melbourne have just gone through quite a large boom, followed by a small correction. However over the last 6 months both major markets have not only stabilized but in many areas there has been mini booms start again. Most likely a correction of the over correction. Some economic pundits have been saying for years that aussie property will crash as its overpriced. Interestingly enough, this still hasn't happened. Currently prices are generally stable in Syd and Melb, although Perth and most other places haven't had spectacular growth and either have been going backwards or had modest growth such as Brisbane.

To do anything that’s not a Turnkey owner with experience and onsite management needs to be within a hour’s drive or you are giving up any control to too many things.    I don’t care how it sounds to you but there are just as many failures that don’t be publicly on the news or by journalists.  

This country is full of crooks who also do not get many highlights.  They are looking for people just like you and can be sold that something that creates losses by those who can be taken or do not use the control that is needed.  

No matter how they make that sounds it takes hard work to succeed and I just don’t see how you can do it overseas unless you know somebody here that’s very trustworthy that you can afford and still make money. If you did well there, why not just stay there and do what was successful.

There are plenty of good deals around here but you have to be careful and in control to do well as have a known lender that will work with you.  I’m not saying you cannot do it but be careful and have people here that are willing to work for you.  

I liked your saying Team Members are part of what you’re working on because good ones are critical.  Know the tax ramifications.

 Hi Michael,

I definitely won't be jumping in blind mate. There are some Australian successful investors and companies which come highly recommended to me by people I trust. They have offices in the US and help OS investors source and analyse deals. Coming from a residential development background myself, I understand the importance of building a competent team and operating within my own risk profile. 

Looking forward to learning alot from this great place and updating my journey as it unfolds.
