I am able to judge quickly because I can easily smell the BS ...

First and foremost .. he said his 54 door, 2.64MM portfolio throws off 30k a month in profit.  

Annual profit: $360,000 (30k x 12mo)

Estimated down payment: $528,000 (20% x 2.64MM)

That means you're telling me that with a $528,000 investment, Mr. Richard Biechler is able to generate $360,000/yr? 

That's a 68% return every year not counting appreciation, loan paydown, tax benefits, etc, etc. ... you're basically Warren Buffett because if you add all those ROI factors in, you're above ~75% ... maybe even Warren would ask you to manage his money.

Now, to your second question ... if he has 54 doors and a $30,000 a month profit .. each door is roughly generating $555/month profit ... this is unheard of.

Christ, if this is all true, you can have my entire life savings, I'd love to see you earn 75% with my money ..

 I concur 100%, I think this guy is full of it .. and he hasn't responded to the tags which require him to provide details ...

Hi Richard, congratulations on this very swift move to early 30k+ a month, that's huge!

I am an investor in a Pennsylvania and was looking to recreate your success. Thus far my partners and I have a handful of very profitable and very stable investments (20+% COC return each for over a year)

My goal, naturally, is to expand exponentially...

...in terms of expansion .. my main question is .. did you fund those 20% down payments personally?   I suppose for me, I can easily find the properties that cash flow and do well.  The real issue with me reaching the sky is the initial capital investments .. 20% of 2.64 million is over $500,000 .. such liquid capital would be very hard to come by in the short run... so, how did you do it? 

Another very key question .. Are you self managing?  If not, what are you paying and how actively are you managing that partner?

Do you mind posting specific numbers on specific property acquisitions? eg. purchase price, closing costs, financing details, rental rolls, expenses, etc.
