Is there anyway to get rent money same day? If my tenant pays on the 1st of each month, I do not get the money till a week later because of banking processes taking 5 business days. Then I am late for my payment. What can I do differently?

As a Landlord who has No Smoking policy, I understand that smoking weed is apart of that but what about Medical Marijuana? Can I still ban that by law in WV?

@Nicholas Aiola so I double checked and I lived in it for 4 years and a few months before renting it out.

Does that change anything?

@Michael Plaks I have a condo that I have lived in for 5 years and only rented it out for the last 18 months. Would I still get hit with Capital Gain Tax since I lived in it for 2 out of the last 5 years? I’m married and file jointly.

@Kim Crouch yes I am working on hearing back from CPA but I have heard that as well so I think I’m good just need confirmation from a CPA

@John Underwood I have heard people use property management software or apps to easily manage things and it allows your tenants to log in and pay rent and create maintenance requests.
