 Then what's the point of the original question?

To see if anyone did anything different to get their rent money faster to their account besides waiting 5 business days.

I am paying my bills on time and early. I have plenty in reserve. I was just curious what I could do differently to get rent money faster than 5 business days.

I use professional software and it takes three banking days to process all electronic transactions. It's some BS thing instituted by banks so they can collect interest for a few days. 

There are a few other methods that could deposit funds on the same day, but I wouldn't sweat it. Move your mortgage due date out or hold some reserves so you always have funds for the mortgage, then replenish it when your payment clears.

I didn’t force anyone to write an answer or bother anyone. If you think it’s a dumb question then just don’t say anything. Crazy how many people are negative. I was just asking a question to see what others did.

As mentioned above. You should have at LEAST 3 months of expenses in reserves. What’s your plan when the 1st comes and goes and they don’t pay rent? Just skip that month’s mortgage payment?


 I have 12 months in reserve.

When creating my LLC I was not allowed to use a PO Box and had to use my personal home address. Can I still get a PO Box under the LLC after I create the LLC with my state?

1.  Have the tenant do an electronic transfer.  Electronic bank transfers are much, much faster. 

2. If you and your tenant have different banks, this may add an extra day or two.  However, it *should* still be faster than 5 business days of processing.

3.  Either you or your tenant open a bank account with the SAME bank.  This should significantly speed processing times.   Depending on the bank, at most this should take 1-2 business day.

4.  If the tenant insists on using a check, then take the check to the same bank that is issuing the check and have it cashed.  Then take the cash and deposit to your account.  This should be immediate.

 So I use Zillow Rental Manager right now and they say even with ACH bank transfer, it will take 5 business days. I saw other Property Management Software that seems faster.
