I'm looking to invest in a condo, and I am reviewing the condos financial documents. I reached out to the current owner, and they provided me with this(See Attached). I'm trying to get a good understanding if the association is doing well. Based on the attached PDF, can you offer any advice?

I've only done one showing for the 14 days it has been on the market. I've posted it on all the major marketplaces. I've compared my property to that on Rentometer, and it is below the average. Can anyone provide some insight into why it's not doing so well? Any little things I can change to catch someone's eye? Open to criticism.

      Hello Everyone,

      I am closing on my first property in 5 days. The property will not need much work, other than a fresh coat of paint. The seller and I have a close relationship so they have given me the keys prior to the closing date. So the question is, would I be allowed to list the home on the market prior to actually closing on the home?
