I assume you've proceeded with this project, but I'm going through a similar process now. I'd say the HELOC is the best option for starters (especially with current rates). Given you live on site that's probably easiest (tougher to get HELOC with a rental property).

Hard money does seem "easy" given the lack of red tape and the guaranteed financing (assuming you trust the hard money lender). I recently approached a good friend who I trust (they happen to be high net worth). They're happy to lend the money now and beat inflation.

Hello everyone--have a quick question hoping someone's dealt with this in Georgia before. 

We are located in Georgia. We ("sellers") executed a contract for deed (i.e. we seller-financed the property to the buyer) in 2016 to a "buyer", who recently stopped paying (they've missed 3 straight payments). I know some states allow sellers to take the property back without going through a formal foreclosure process. I'm hoping that is the case in Georgia. Does anyone know if that is the way it works in Georgia? 

Our attorney doesn't seem to know and I can't find specific information online. I'm open to hiring a different attorney, but just want to know the basics before I go in (and agree to pay a bunch of money for their services...trust but verify :) ).

Hoping someone has dealt with this process in Georgia. We have an eviction process underway, but I'm not confident this falls under typical eviction proceedings either.

I just signed up for BPCon and noticed none of the Oct 2 break out sessions are available. Does that mean I can't attend any of these? I'm sure there's great networking and I'll attend the welcome speech, etc. that day, but hoping BP isn't charging the full $925.00 without the opportunity to attend a breakout that day. Anyone have any ideas on what this means?

Post: Tiny Home Financing?

Hi Everyone!

I am a by/hold/value add (and STR) investor in GA trying to add two tiny homes or container homes to a property near Atlanta. Has anyone had any luck financing these tiny homes besides using lightstream or Sofi, etc.? The best terms (Summer 2022) I've seen are 10 years 6.49% APR up to $100K. Would be great to find a 15-20 year loan term to increase cash flow.


Anyone know of any banks/lenders that are familiar with tiny homes and offer better terms?? Am happy to trade ideas on STRs/value add ideas as well as the Atl/East GA market as well.

Did you find a way to finance tiny homes (aside from the Utah bank)??? Am Currently trying to finance two in my back yard. We have .75 acres in an area of Atl friendly to STRs/chassie built mobile homes. I found a 10 year loan term with light stream, but was hoping to get something in the 15-20 year range to improve cash flow.

Hi everyone!

I am an Atlanta investor with several STRs in Atlanta. Am quite interested in a STR cabin in Blue Ridge, GA or around there. Does anyone have any experience owning/operating a short term rental in Blue Ridge (or surrounding areas)? Would love to share some info on both markets and am happy to discuss my experience in Atlanta market with Airbnb if you'd like. I'm particularly interested in occupancy rates, pricing, and general ROI of course. I've seen some posts about the area, but nothing specific with numbers or rough estimates. Please let me know!

If interested, direct message me please. It is a beautiful interior and attached to a second unit, which is not for rent and has tenants already.
