@John Underwood- Thanks for your comment, it makes me stress relieved. Like i mentioned above, if i end up self managing which i want to but it scares me as i am planning to manage it remotely and having a good cleaner and handyman figures out 98%. Any recommendations are always welcome :)

@Luke Carl- I absolutely loved your journey and also did listened to the Podcast. It was very helpful. #inspiring.

The thing i am struggling is finding a good, trustworthy Handyman and Cleaning person, I am planning to handle them remotely and it worries me if i don't have those trustworthy person to rely on, i might end up getting bad reviews...

Hi Guys,

I am thinking to buy vacation rental in smoky mountain area. I am considering pigeon forge, Gatlinburg and Sevierville. Vacasa charged around 30% for pm. Do you guys have any experience with vacasa ? Or what’s the average pm charges in market? 

30% eats lots of my profit!!!

I appreciate if you can refer to any other PM company in smoky area!    Any suggestions?

Hi everyone,

I have investment mortgage with credit union. I want to transfer my property under LLC

But credit union refuse to transfer it to LLC and they ask me to take commercial real estate loan for my rental property if I want my property under LLC.

Question:

1.) mortgage rates are different for commercial real estate loan compare to investment property mortgage?

2.) Since LLC count as business should I look for commercial real estate for my rental property?

How you guys get mortgage for rental property under LLC?

Maintenance/repair in rental property drain lot of money. I feel property management charge a lot for small repairs.

How you guys manage? Do you know any app or services which charge monthly and provide maintenance whenever require.

I do have rental property in Birmingham AL.
