Do you mean recalculate it, therefore having two separate calculations? I did do that, I guess I was hoping that it would be a bit more user friendly than that. I think its a simple oversight, that probably can be fixed fairly easily. The BRRRR Calculator is advertised on multiple videos in Bigger Pockets for Multifamily...which gave me the impression it would be built in to the calculator...Who can I contact to make this change...I would prefer using BP calculator first.

We are evaluating a 40 unit property to BRRR, but using the BRRRR Calculator doesn't seem to be user friendly when calculating the Refinance portion. It only accounts for First Phase of Rental Income...It does not factor in what the NEW rental income will be when calculating the refi...As a result we are getting a negative cash flow reading in the ReFi tab. Has anyone else experience this? Am I missing something? Is there a better way to do BRRRR for big Multi Families?

Hi, I'm a self employed investor using my rental income as my only source of income (like many of us are). Looking to use 80K home equity from my primary to use as down payment for next House Hack. Trouble is no one wants to give me a home equity loan as I'm self employed and cant use the rental income as my source of income. They are suggesting a cash out refinance. I have above average credit and savings in a trust that can be used as source of monthly income. Though they say that still doesn't help as I'm self employed....Who's an investor friendly loan company that can help us self employed investors out? What other creative suggestions could I look at to buy my next house hack property? COVID has changed the lending game......

@Adrien S. What service did you use to print stamps onto envelopes? We are tackling our first mailer by doing it ourselves and now we have our printed copies we need a system to write 

the addresses and stamps on the envelope

Does anyone know how and if you can involve a realtor if you're wanting to see if the owner wants a sandwich lease option? I'm about to place a call to the realtor but wanted to see how they could be part of it?
