Is a Sellers Property Information Report (SPIR) not standard there? Most sellers in my market fill them out and it includes all of that info and more. It prevents that obnoxious and time consuming back and forth for everyone.

I wont be able to make it. It is an hour and a half drive each way and I don't want to spend my birthday in the car!! I will try to make the next Waterbury meeting.

See if the seller can give you a VIN off the trailer and have the VT DMV do a title check. It may cost you a few (literally) dollars, but it would quickly clear up the ownership issue. If she owns it, the DMV can issue a replacement title. If she does not own it, the current owner can either sign it over to you or you can start the "abandoned vehicle" process to obtain ownership.

My husband got $60k unsecured from Sofi a few months ago for a rehab. It was so easy we should have requested more! It will definitely be our go-to in the future. No points, fees, and we had our money in about 72 hours after applying.

Rachel, I'm pretty sure you are my neighbor! Well, not really. After some creeping I think you bought the duplex across from my property. I've got that vacant lot on M St, which is attached to a single family I have on C St. 

Once in a while we have a group of us the that gets together in Waterbury, because half of us are from the hatched Barre area and half are from Chittenden county. Maybe I can harass a few folks and we can have a meeting in our area soon. 

I'd love to meet up with either of you if you ever have any questions or want some advice. Been at this landlord thing for about 8 years, renovated properties, and have my license.

Damn, I didn't even see the colleague requests. Some of my BP email goes to my spam folder, super annoying! 

Anyway, Barre is my local market, I have been living and investing here for about 8 years, started by house hacking a quadplex. We just bought another duplex here last month. I would love you show you around, there are always decent owner occupy options. Properties are relatively inexpensive and rents are high. Plenty of duplexes and a few tris and sometimes quads. Alot of the units are outdated and have great value-add opportunities. Let me know when you are ready and we can start your search!

Matt, I'm a real estate agent in the area and have had good luck finding financing with Josh Bennett of Title a mortgage Solutions in Hanover, or with Kim Magoon of HomeBridge in Barre. Give me a call and I can connect you with them and maybe show you and and few places. The high reserves and credit score are helpful, and the spotty employment may not be a huge issue if you are looking for a multi with consistent income, as they will include that income with yours for qualifying.  Wow.. that's not the response here. If I call them, they will show up if I ask them to. It's a small-ish town of around 9k and we have a fully staffed Police department that could accommodate a population twice that size. 

Oh yeah, unauthorized folks are ballsy when it comes to letting you know you shouldn't be there.. theIr tune suddenly changes when I let them know I'm the landlord and the only one trespassing is them.
