When you are wholesaling a property when should you instruct the seller to cut utilities. Should they do it shortly after the property officially closes?

What I am trying to avoid is the seller canceling utilities, the buyer backing out right before closing, and then having a complete mess for the sellers.

What does it typically cost to repair drywall cracks as a result of foundation cracks? Is it a relatively cheap cosmetic fix? Is it as simple as filling the crack, filing it down, and then painting over it later? If you were to put a general $ amount to fix a crack what would you estimate?

here is an example above the door frame:

Trying to get more exact amounts, eventually I want to transition into being the GC for my own work.

Thats a good question Amanda. I was wondering this as well, for anyone that has any experience what is a general ball park for how much a billboard costs? Do you typically lease them out for 6 months or is on a month to month basis? Thanks

Hey Allen. That is what the option period is for. On your assignment of contract your end buyer must close on or before the closing date on the contract.

For instance lets say you put a property under contract today 9/6. You are set to close 9/20 and have an option period until 9/20 as well. The option period gives you the buyer the unrestricted right to terminate the contract. Set the closing date for your end buyer on or before 9/19 at the very latest. That way if your end buyer backs out, you have another day of your option left. What you could do if the buyer walks out is take the non refundable deposit the buyer left with you, give it to the seller and extend the contract/option period if you need to.

Also for the record my title company has stated the assignee would be held in default; however, they might try and bring you both to court but they wouldnt have a strong case against you. But please seek guidance in accordance to your state.

Would you please consider implementing the request me and @Jon Klaus talked about. That is, make a new thread every month for each meeting. Including the date, time and location of the meeting. It's getting very hard to keep up in this big thread, it would probably be better to have a new thread for every meet up.

You mean an AC cage? I get these all the time even in nice neighborhoods. Well worth it for $250
