Post: Low credit score for cash out refi

Hey folks, I’m in the process of refinancing a couple of properties I have. However i made a mistake and opened a couple of credit account and it lowered the credit score drastically that the qualifying score is 703 because the avg age of credit cards reduced. Now I have to pay 3 points . Wanted to pick brains of folks who experienced the same situation and get some suggestions. Tia!

Hey all, 

I am having a  hard time with my property managers to validate the expenses they claim. For example, one of them changed tge AC for around $1500 without getting approval and this month I get nothing from two properties because this expenses and some others that are not clear for me what those are. 
I am wondering what is the best practice for being able to grow ? 
I know that some of these can be addressed in a contract for getting approval and etc. Or I was thinking to have an accountant to check their expenses end of month and validate the expenses they did ( not sure anyone else here  takes this approach) but curious to know what your best practice is that works

I am beginner investor in residential properties and i thought it would be a better idea to go into commercial properties for a higher return. However, there is more risk involved with commercial and I need an agent who can find good deals and guide me through this process.

Hey all,

I am on W2 and curious if I can pay less tax by writing off the remodel expenses of a rental property (that’s is under my name).

As an example, if I earn 80k, and I remodel my rental property by spending 40k. 
would that 40k tax deductible, and I end up paying tax only for 40k?

Hey all, 

I am thinking to cash offer for a property however I don’t want to have 100% equity and I rather have less equity but having more properties.
so, my question is if I buy it with cash, can I finance it with a lender to cash out most of money I had put in? 
is there a reason why I should not do it?

I have an accepted offer and shopping around to get the best interest rate. One of the lenders wanna give me residential mortgage interest rate though I told them it’s investment. Does that cause any problem down the road with Tax or insurance ?

Hi there, 


While I was doing research to find a city where I can have positive cash flow. I came across Westland which is great. However what is concerning me is the decline in population. Though I like to get cash flow but I don’t want the property to hold on to the purchase price after years. What would you do? 

hey all, I was also looking into Westland market and it is a hot market for rent however when I look at the population growth, it declined. Would not this be a concern to consider before buying a property?
