If you have a self directed IRA 100k why buy RE at this time?

Sometimes it is better to wait and have no deal than have a bad RE deal.

Have you considered investing in stocks specifically AI stocks until things get more clear in the RE?

Google, Intc, LRCX, AVGO, IBM, META?

Thanks guys, I want to start with one first as out of state then another.  So it seems go with traditional mortgage and no llc with the first would be the best then.

Looking to purchase rental property in Houston what do you advise on the steps:

- LLC setup first? to avoid "due on sale" instead of purchasing under my name then transfer to the llc?

- financing (I learned better to go with community banks or portfolio lenders?)

Any experience with both is greatly appreciated!

My 2 cents

leaving college is a BIG mistake...the amount of “way of thinking” you learn in college is well worth it!

Fyi i went back to college 2 times after my BS in Mechanical eng for masters in mechanical eng and then MBA 5 years later.

Now, i am saving lots of money where now its easier for me to invest.

Reason i was targeting master planned communities is because i had good luck in tampa fl where my property was 100% of the time rented out during the past 5 years. It was a masterplanned mature community but highly desirable so i was looking fir same in houston.

So its better to stay in the inner loop as its short commute keeping in mind flooded areas and school rating. I prefer SFH vs condos, any recommendation on which areas to look into and which ones to avoid?

Hi Adam,

Agree, that is a good point if the master planned community is still being developed.

Reason I would like to target master planned communities obviously to have less chance of being vacant if the area is highly desirable.   Any recommendation on areas in Houston suburbs?
