Hello, 


I am new to investing and am considering buying my first property from a courthouse commissioner sale. I have been looking over the properties that will be for sale at the next auction and have found a property that I am interested in. Is there any reason that I couldn't contact the owner of the property before the auction and put an offer to purchase from them prior to the auction?

Hello! I would recommend Kentucky Life property management. They have an office in Lexington and I think they do properties in Richmond as well.

Thanks for the advice. I also left out that I am also interested in buying and holding properties and wondered how tough it might be to do it out of state. I know I could always hire a property manager but I would prefer to do it myself. I'm thinking I'm going to try out the local market now and see what happens. It is pretty affordable to get into investing here compared to most other places.

Hello, I am new to RE investing and am looking for some advice. Let me fill you in a bit. I am currently living in Lexington, KY and am planning on being here for about a year or so before moving back to Colorado where I have previously been living. The market here in Lexington is really hot right now and deals are hard to find, but they can be found.  That being said, the prices of homes are substantially less here than they are in Colorado. 

I am starting out with around $50,000 to invest (also great credit score and cosigners if needed) and can probably find some decent homes here in Lexington that I could buy and flip in that price range but not so much in Colorado. Should I go ahead and invest in my local market or save to try and invest in a much higher priced market in Colorado once I get back?

How about with standard financing? Do they make you occupy the property as well?

I am looking at buying a 3-plex that currently has all 3 units occupied. I am planning on moving into one of the three units when one of the leases runs out. Will I be able to get an owner occupied loan for this?

Hello Leah! I am using the program by Todd Thornton. It was recommended to me by a realtor friend of mine and so far has been really good. I was also recommended the the program through the Kentucky Association of Realtors which is a little less expensive but I decided to go with the other program after looking at what they offer. 

You can find the program I am using at great way to learn.com
