Do we find the property first or can we get a pre-approval from Fannie Mae?   What's the first step?  What do you suggest?  Got any suggestions based off of your personal experience?

My husband and I want to know how to go about getting financing through Fannie Mae, what do you all suggest we do first? We're looking for some fixer uppers in the Golden Triangle (Port Arthur, Beaumont & Orange) area for now. 2bd, 1-2b & 3bd, 1-2b in the $50k or less price range. We're looking to buy and hold. Help!

I'm currently living/working outside of the U.S. for another year.  I really want to get an online real estate license now or should I wait until I return to the states?
