Looking for a recommendation for a property manager in van buren AR?
in the process of purchasing 3 units and looking for an excellent property manager in the area.

I am the opportunity to buy an off market deal at a nice discount. Buying from owner and keeping his debt in place for up to 2 years. 

Is there any ideas for setting up a mechanism to auto pay his loan or different structure ideas?

I will be bringing in a partner for construction on this one. Two ways of doing that i want to hear pros and cons too. Adding him to the title while my interest is in an LLC. Or adding him to the LLC i set up for the property. So adding him to title or to LLC?
the only thing ill hold in this llc is this property.

@Ned J. thank you for that and the detail appreciate it. Looking to get into my second property by the end of the year and thinking ill get most of the work permitted. Appreciate the input

@Ned J. thanks Ned. Do you know have any experience with renting out a place thats not permitted? Or what are some of the potential risks there? like if something were to happen would my insurance company not cover it because it not permitted? or could the tenant have a better case for a law suit if something were to happen? I'm not worried about selling it cause it's a long term rental.

@Jack V. Ospina do you happen to know if there would be any issues with increased risks for renting it out? ie increased liability?

what are some of the risks to not getting work permitted for: 1: someone who's going to hold onto a property for 10+ years as a rental 2: someone who wants to refinance/heloc to take equity out from pay down 3: potentail liability to renters because work isn't permitted
