I am a cash buyer. I was originally considering north east Ohio, because of the excellent ROI that can be achieved, but have now developed a new interest in Indiana and even southern states (AL, MS) because of the lower tax rates.

Hi all,

I am considering buying a SFH in Jackson, but I have no information on taxes. How much tax is due (approximately) on a 60k house, in your opinion?

Thank you in advance for your input.

I have recently seen a post about forming a business trust to protect your assets, I thought that everybody was going for an LLC. I am still not sure what the differences are, and, most importantly, if I should set up the trust (or the LLC) BEFORE the purchase, and not after.

Also, I know that you can set up an LLC online, what about a business trust? Does anyone have any information?

Thank you in advance for your input.

Hi all,

I am a new investor in the US, still considering the location of my first rental purchase. I have been reading extensively and had come to the conclusion that NE Ohio, and especially Cleveland, would be the best option: low entry level, available stock, good ROI.

I am having second thoughts now. I have read that water and sewer bills are always paid by the landlord, and this is no joke, as these expenses can total over $1200 a year. The envisaged good cap rate therefore becomes rather ordinary...

I have read threads on the subject. Property managers Holton Wise Group state clearly that they will never ask tenants to pay these bills
because of all the legal difficulties put in place by Ohio Landlord Tenant Law and the City of Cleveland, Division of Water.

There must be a way to transfer these costs on to the tenant, after all a lease contract is a contract between two parties and can include all sorts of agreements between two parties.   I  was wondering whether other property managers have a different view and manage to achieve this and how.

I would really like to solve this issue, which is not secondary, otherwise it will be Alabama for my investment (also considering lower taxes).

What is your experience? Thanks for any suggestion.

Hi all,

I am considering investing in a rental property (SFR) in the Buffalo area.

Is it a good idea these days? Rents are high, compared to Ohio, for instance, and cap rates can be extremely good.

I would like to hear from investors who know the area well.

Also, had anyone had any experience with a company called Buffalo Turnkey Properties?

Thank you in advance.
