If you arent local, did you hire someone to take care of the property? How did that process go? Already have references or where did you find them and how much does that cost you?


Hi Kyle! I am self managing the property from afar. It has been going good. I have been leveraging software. I found my cleaner through Turno and met my handyman at a bar in town when I was touring properties. I have been using Facebook groups for references to local attractions and small businesses. Meeting and working with my team has cost me nothing up front.

 Thanks Zach! I did a 30 year conventional investment loan at a fixed rate. I came with 20% down.

Thanks Juan! I have it live on both AirBnb and VRBO as of this week and booked my first guest for this weekend. My PITI is $2950. This STR market fluctuates in seasonality, but I anticipate on making $70k gross and $20k net.

What are some initial and must ask questions everyone uses to gauge if a potential cleaner and handyman is the right fit? Do you perform a background screening on these potential employees? What contracts/documents do you have in place?

Curious about this as well. I have a condo in Brickell, Miami that allows 30 day rentals pending HOA approval. I want to make sure comps make sense compared to LTR. Location is similar to hospitals, etc.

I am currently under contract for a primary residence costing $385,000 and a locked in rate of 5.75% for 30 year fixed mortgage. I am putting in a larger down payment to lower monthly costs due to HOA fees and to have a lower DTI ratio. I will have sizeable liquid capital after the fact for a STR investment property and need opinions on the below scenarios...

*adding extra $10k lowers monthly payment by $55 each time

$110,000 (~29%) down, cash-out refi (80% LTV) = $88,000, $110,000 liquid capital

$120,000 (~31%) down, cash-out refi (80% LTV) = $96,000, $100,000 liquid capital

$130,000 (~34%) down, cash-out refi (80% LTV) = $104,000, $90,000 liquid capital

$140,000 (~37%) down, cash-out refi (80% LTV) = $112,000, $80,000 liquid capital

$150,000 (~39%) down, cash-out refi (80% LTV) = $120,000, $70,000 liquid capital
