Anything good NNN for dirt and tenant in strong suburban area about 2.5 million and up in price with at least 35% down. If you have less money than will need to look into retail condo investing and mom and pop type stuff. More work with more risk but can get you going if limited funds until growing into bigger deals.

I am considering getting into some commercial investments and think I want to go down the NNN route. Are there any books or resources you can recommend to get me started with the basics?

Thank you very much for your response! My family member does use PriceLabs as a dynamic pricing tool, and I'm curious about Intellihost. Do both tools work well together? I’d love to learn more about your experience with A/B testing and how Intellihost helps with pricing strategies.

Both tools go hand and hand with each other, they actually integrate with one another. Intellihost gathers data of the area and similar listings and will automatically adjust pricing for you in PriceLabs. So, essentially it takes out a lot of the guessing and constantly looking at your competition to get you more bookings. The A/B testing aspect syncs directly with your AirBnb listing. Once you make a change in AirBnb it automatically tracks that change in Intellihost. It will tell you if that change increased/decreased clicks & First Page Impressions & Booking Rate overtime.

Hey Zach, I am also a STR operator in South Florida. Those are the main issues I have been seeing across owners as well as reviews.

 Hi Jacob, check out the Host Co. Not sure if they allow multiple/different bank accounts, but I recently started checking them out for upsell on certain items in my property (i.e. extra fire wood)

Thanks @Michael Baum! The reason I ask is because I was doing research on others in my market and when I went to reserve with a pet I did not see any added pet fees or security deposits at checkout time. Was not sure why or how
