Congratulations on saving up your down payment!  I just want to give you encouragement to go for it!  I wish I had thought of house hacking when I was younger.  We have really enjoyed dabbling in real estate and wish you lots of luck.

Hi all,

We just renovated a home in a nice neighborhood.  We got a renter for $1,300 a month.  She asked about a gas stove.  We just got a gas line and a new furnace.  Should we put in a gas line for her and buy a gas stove?  We have an electric one there( brand new ) but I could put the new stove into another rental we own.  We had 3 people ask about a gas stove while showing the house.  I'm thinking it may pay off in the long run and attract the kind of renters we want.  It would cost $300-400 dollars to put the gas line in plus the new gas stove.

I agree with @Jordan T. but I would wait for 'the ugliest house in the best neighborhood'.  I wouldn't pay market value.  I would wait for a motivated seller.  Good luck!

Hi Josh,

Go for it!  You have time on your side.  I wish we had bought a few more while I was younger.  You are very smart for learning about this so young.  I bought a house at 23 that we now rent out and it really was the best thing we ever did.  It is the gift that keeps on giving.  After renting it out for 8 years we finally bought our second and are getting it fixed up to rent.  Let us know what you decide to do!

 Thanks for the replies.  I think we are going to research how much it will really cost to fix it and make a lower offer to cover the expense.  Thanks again.

We are in Northern MN and about to close on a home that has been vacant.  The sellers turned off the water to the house and now there is frozen ice all around the street outside the house.  I went to open the door for a city inspector (doing a favor for the seller because the seller lives 2 hours away) and the inspector told me the water line froze and it is their responsibility to pay not the city's.   We were buying the house as is but now this has happened.  I feel like we are getting a deal on the house so I feel bad about telling them we want this fixed first.   We haven't signed anything yet.  I googled that it would cost 2-3 thousand to fix.
