Hey there BP! I recently just got back from deployment and am starting on my real estate wholesaling adventure. For the past 3 days, I've gone out driving for dollars and have found a few leads but I'm having trouble in finding the owners of some of the properties. Also I'm trying to connect with people in my area to work with. Lenders, other wholesalers JV with, fix and flip investors, contractors, etc. I'm in the Norfolk area and I'll be targeting the Hampton roads area as a whole. Hello everyone! I had a few questions regarding double closing and assignment contracts when dealing with sellers and buyers! I thought of them last night before I fell asleep and im surprised I remembered so here they are....

1. Can you assign a contract to a wholesale company(those "We buy houses" guys)?

2. When double closing, I plan to use a transactional loan and I see people say that one thing I'll need is approval from the bank. Approval for the loan? For the deal?

3. When you find a property you plan to assign the contract to, what do you tell the seller? "Im not gonna buy your home, but I will find someone who will." Whats stopping them from saying "Well let me talk to THEM."?

I had more but I can't seem to remember them anymore. But any help or comments would really help! Thank you!

@William Brown Im also looking to get some info to help with getting my first wholesale deal! I plan on using assignment of contract for my first deal and then a double close for my 2nd. I plan to get efficient at both but could use some guidance.

I also am in the VA area. Im in Norfolk and looking to do my first deal before the end of January. By the end of 2018, my goal is to be more proficient at wholsaleing deals and own at least 3 homes being rented.

@Cale Myrick im gonna be back in the Hampton Roads area in December because im on deployment at the moment! When I get back, im hitting the real estate wholesale business HARD and I'd love to have a partner to grow with! Im also trying to get into the multifamily property renting business! @William Randolph im gonna be returning home from deployment in December and could use a private lender for some deals I'll have if you want to meet and discuss things? I live in Norfolk but will be doing finding deals in the Oceanview, Norfolk, Chesapeake, Hampton, VA Beach areas.
