thanks. I called the accounting department and they said it was mailed on 27th and they can put stop payment only after 10th. till then I am paying mortgage. So who is liable for late payment. According to lease agreement there is a late fee assessed if not received by 1st.

I have a rental property on section 8 in CA. What happens if housing authority itself is late in payment? Interestingly my tenant was never late but for the last month I still have not received payment (due on 1st of the month) and not getting much help from the housing department. What are my options now?

I have a house in Newark, CA rented to section 8 tenant for nearly 2 years. When I first rented, I was asked to lower the rent even though my asking rent was $200 lower than other houses in the community (same size and plan). Last year I increased the rent by $100 but they asked tenant to pay that increase. This year again my property tax, HOA, insurance all have gone up and I need to increase the rent to make up for the difference. Even now if I check rents on craigslist and from my friends who have already rented to regular tenants, I am below market by $300-$400. Where can I pull data from to show FMV? Does printouts from craigslist count

I just learned about tax liens investments in a real estate investment seminar. I heard only good things obviously. Are there any cons of investing in tax liens other than the difficulty in finding one?

I have a rental property in USA and a land in India. Can they both be put under one single company (LLC)?

I have one rental property with passive losses. I do not have any other real estatement investment property but do I plan to invest in REIT and tax liens in future. Does it make sense to convert my rental into LLC or only when I have more than one rental property? Are there typically any tax advantages in doing so or is it primarily for asset protection?

This is a great site, thank you to all the members. I came across this site while checking out reviews of a firm selling real estate investing class/coaching.  I did learn a number of concepts though.

I recently came across a firm (http://nria.net) that based on the good credit score of investors, buys land, builds a SF home at pre-negotiated price with builder, gets 100% financing from bank based on equity by the time house is ready and then works with property manager to get guaranteed rent (or else they pay mortgage for 5 years). 

I would like to get your expert advise how to check the legitimacy of this business and weigh the risk (of course losing equity in 5 years is one but that's true with any rental property)
