House Flipping is alive and well here in Southern California. I have currently 13 projects personally and another 18 with my executive team of five. So NO it is not DEAD to us.

A MAJOR reason why most real estate investors fail is the inability to evaluate the numbers correctly and determine if a potential property is a good deal. Many times these include underestimating Renovation Costs (Rehab Cost) especially worse if unexpected issues arise, improperly running the Comps (Comparables) to determine the After Repair Value (ARV), or overlooking the Holding Costs that are paid monthly until the property is sold. We are on the side of conservative and turn away most properties that are sent to us because the numbers just don't add up.

So for our next Meetup, we will be going over our exact formula for evaluating deals to determine if it is a wise investment or if we should pass on the deal.

I am in the process of buying a house from someone and right at the last minute when the deal is supposed to close my title company calls me and tells me that there is a Lis Pendens on the property and the other can't sell it unless the person who put it on there lifts it. How do I get around this issue and continue my purchase?

Congratulations! Young lady your that much closer to financial freedom. So your going to hear a lot of different strategies on here however you have to find what works best for you and master it.

You will hear all the Millionaire Real Estate Gurus say the #1 most important asset to have in this industry is being able to find deals.

In my opinion the fastest way is "Door Knocking" just simply ask the homeowner directly have they thought about or thinking about selling their house period. Keep it simple if you need my help let me know.
