Good luck brother. Study some wholesaling and lease option techniques also. It seems to be a good way to build some money up with minimal risk.

I think that most people don't know if they qualify. They either have bad credit or they don't want what seems more "permanent" so they rent with the intention of something better coming along down the road. But I agree. If you're going to spend all that money on a 3 bedroom house to rent they it's worth to at least see what you qualify for and try and make that happen. But not everyone has that kind of mindset.

I'm set to get started with some marketing to get some Wholesaling deals in New Jersey. My first question is, In NJ do you have have the property inspected before you can assign it to your buyer. And my 2nd question is, if so how much do inspection usually cost and how long does it take to get it don't and get a deal done?

I could be wrong but if you are buying a listed property you have to disclose that you are an agent. Or atleast that's the way it is in NJ

Cheryl Schuck hello Cheryl, my requirements are that they are close to Essexs county and that they work with assignable contracts and understand how to put a wholesaling deal together fast. I would also like a place that might work a price discount for repeat business but I'd have to prove that first before even bringing something like that to the table.

Hello, 

My name is Salvatore Marone. I am currently in the process of getting licensed in New Jersey and I will be working with Coldwell Banker in Montclair NJ. 

I want to learn more about real estate inventing. 

Right now I wan interested in wholesaling because it seems like a good place to start and build with low money down and it also seem like a good resource to find properites as I build a rental portfolio.  

I'm glad I found Bigger Pockets and I look forward to the content.
