Hello All

I am an out of state landlord, that the tenant has been taking advantage of from day 1. He has never paid on time and each month getting rent out of him is like pulling teeth. It's a SFR in Houston, TX, with lease terms ending Jan 2021. Ths month the tenant has been promising to pay each day but doesn't. He made a partial payment and now has stopped responding, or picking up my calls. I am sick and tired of this guy. He is ofcourse, now going to hide behind the Corona Virus impact..but he has been like this for months! I just want him out! I have sent him a notification to pay or leave which he responded to..so he has received it already. What's next? Do I call the local sheriff? Or is there any service I can use to evict?

@Scott Wolf  thanks Scott.  Have you used them? For what state and how much was the cost? Since, I am a recurring ppty buyer it would be good to have one reliable and cost friendly title company to go to. instead of having the broker choose it for me and pay more expensive title service.

@Sai T. Right now I am managing all by myself, except in Memphis where I chose to use a ppty mgmt. company. I would rather hand it over but still oversee..hence the request for a referral for an online service that can handle and streamline tenant related issues.

Hello All

Last year, I finally took  a leap of faith and jumped into the landlord world and purchased a duplex in Memephis, TN (sight unseen). The numbers made sense and I immediately placed a well reputed ppty management company to handle the day to day, etc. I am based in California. It seems every month, the ppty mgmt. company comes up with some excuse to charge me extra fee or comes up with high dollar amount repair issues (they all have huge mark ups on these repair requests). Long story short, I would rather find a reliable repair handyman/ contractor instead of relying on this ppty mgmt. company to rob me !  Can someone here recommend me a good handyman in Memphis area?  Also, a referral to manage day to day maintenance issues..is there any online company that may be better?

I am seeking a 1 stop shop for vacancy postings, tenant screening, rent collection, ppty maintenance and repairs, etc. I have a few rental ppties spread across multiple states... not easy being a remote landlord  

Is there any property management software  or online service that can do all this??

Please advise.

I need a long term partner company for title during ppty purchases and sale...can anyone help?

Properties can be in CA, TX, TN, GA,...
