Hey Dylan,

Agus is right on being pre-qualified. You would want to know how much you can qualify and then set up a plan because in your case if you plan correctly you can position yourself to buy more property later without putting all your money into one house. Even if you were to stick to one house for now I think it's good to keep your options open because  a)you never know when you'll need some liquidity for upgrades and other house expenses b) with the current market in alberta a great opportunity can come along and you want to have the financing means and the cash to close on it if you want. Plus with money being relatively cheap now to borrow it makes more sense to leverage a little more imo.

Hey guys can anyone recommend a good contractor in the Columbus/Lancaster OH area for a rehab?

Have a deal under contract in Lancaster and need to get a bid on the work it needs to bring it up to par.

Hey Russell,

There are a number of options available to you. I am from Toronto and there is a lot of educating to be done to be succesful on the other side of the border but its also not rocket science.

My advice is figure out exactly what you want (flip, buy and hold, passive investor/lender...) and then focus on choosong a market which you will get to know very well.

Devon Young I'm in a similar path as you Devon in my 20's, living in ontario and looking for some investment properties. There's a whole lot of things I've learned about this in the last few months so best suggestions is to keep educating yourself for now. In fact I was also thinking of going over to work in the oil fields to save money quicker!

Steve Cohen's book is definetly a good read on the topic. There are many ways of doing it depending on your goals and personal situation. The best way is to spend the couple hundred bucks and talk to a cross border accountant to be sure and have a solution tailored to you specifically.

What market are you focusing on?

Ryan Becerra Ryan welcome to BPl!, I was in Phoenix back in February with a group of Canadians checking out the places there and meeting with some local realtors, investors and attorneys, definitely a hot market right now and I know some people that are investing there now so I will keep your advice in mind! Its getting competitive out there too!

David Niles Really that's interesting I haven't looked into Buffalo very closely to be honest because there's just this myth that its a little bit of a ghost town I personally didn;t find it bad at all, I would definitely research it further after all it all comes down to facts and statistics right.. and with its proximity to Toronto I should drive out there again to take a look!
