Dave Foster thanks for the info. A follow up question. Does the net gain amount have to be used exclusively to purchase a property out right with cash or can it be for a down payment to secure financing? Also, does the swap cost include the total price of the property swapped or just the net gain?

I live in seaside and have one investment property and it is a nightmare to find any help. Reliable/good or not. My business partner and I have been doing it all by ourselves. It's taking way too long, but it's better than paying way too much for a crappy job. We have had luck from a couple of guys, but they are booked out so far in advance, that it's almost pointless. Out here, you have to line up a contractor and crew before you purchase. Sounds backwards, and it is. But that is life on the coast.

This might be answered somewhere else, but I can't seem to find a clear answer. Also, I am new to this. Can I do a 1031 exchange if I still have a mortgage note on my investment property?

I am new to this process and site. I wasin the process of purchasing my first rental property, but it fell through. Now i have seen multiple properties with an agent, but his isnt aggresive enough and i am looking for a wholesaler on the north coast of oregon/seaside/warrenton/astoria. Any sugeestions will be greatly appreciated!
