Understand what you mean.  But just wondering what would be considered a "good deal" with these companies. I usually hear that the appraisal can come out less than the purchase price. 

Anyone know of any turnkey or property management companies that help with the rehab/tenant placement in any market that comes with built in equity? I know most sell at ARV, but just wondering if anyone has come across any they would recommend. Thanks

Hi all, just wondering if there are any turnkey companies out there that would allow you to have room to refinance after the rehab is completed...or do they all maximize profits and charge a premium?

@Vanessa Regalado thanks for the reply. Definitely understand…I have had experience with 2 properties I owned in another state that had property management and have had poor experiences with so I know what you mean. I’ve also done new construction and a few flips butIm I’m wanting to get back into buy and hold. Since I live in NY, out of state investing looks like my only option since the taxes are so high here.

So looking for good property management or even turnkey - if I don’t have to pay too high a premium for that.

I’m open to different landlord friendly states as long as I have a team I can trust.

Just wondering everyone’s opinion based on experience if you had to do it again if you would purchase 10 single family/small multi or jump into one large multi family with a larger down payment.

Also, any turnkey or property management companies recommended that would enable a large multi to help passive out there?

@Eric A, I also live near Queens and have thought about that a lot. “Invest where you can travel to”. Where are you investing?

I feel bad for those who bought in LIC after the initial announcement, hopefully that area will continue to grow.

Hi everyone, I was looking into starting an LLC for the purpose of flipping properties.

This LLC would be with 3 different members all who would be putting in different amounts for each flip.

My question is, what is the best way to structure this and secondly, how does taxes work? (is this the best way so that each person pay taxes on their own using a K-1?)

Thanks for the suggestions. One more question. I see some on BP state that turnkey multi family is not worth it. If I’m looking to purchase out of state and have a property managment company that can fix up the rental and place a tenant, what sort of cap/return are others seeing? And in what markets? Thanks
