Hello BP!

Been on the forums for years but recently moved to Phoenix and figured this is the perfect time to get started on the right foot. Glad you found someone to partner up.

I know you stated you are doing minor repairs and no money has been put into property yet but what type of rehab $$$ are you allocating to this or will the $470K price reflect no substantial improvements? Seems like a pretty high % to ARV unless I'm understanding incorrectly. Either way, still a good profit number at that price so great job!

Wow this looks amazing! Great job on this. You must've gotten this at a very very nice discount and/or the area must be picking up to go from what it was to what it is now (not sure if that makes sense). What number deal is this for you?

Anthony P. - what did you end up doing regarding this deal? Did it work out for you or did you end up passing on it? Would love to learn more as I'm contemplating purchasing one of 3-4 MF deals that have hit my inbox.
