Multiple wholesalers on BP tell me they obtain a listing of section 8 housing properties and then contact the owners directly. Apparently this is a great way to build a buyers list. However, when I went into the office today I was told you cannot look at the listings until you apply for a voucher and are accepted. Has anyone else has this problem? And more importantly, is there a way around this issue?

Will and Ryan: Fantastic replies! I've decided that I'm going to spend the majority of my time early on in building a buyers list. I want 100 names of qualified buyers. I know the deals will come and I have the patience to find them. The question is how can you be sure your buyers are the real deal. Ryan, do you ask for a POF letter or some other evidence to show they're the real deal? If I have 100 buyers but I can't be certain that any of them can close, what good are they?

Do you track all leads and where they came from? I would be interested to know what % comes from the website. I'm trying to be as efficient as possible right now...

When closing an REO does your title co act simply as an escrow/closing agent or do they also perform title searches and issue title insurance? I would think the bank's title co does the title search and issues the policy, and then they pass it on to my title co for the courtesy close. Is that correct? I also have the same question for the end buyer. In that case I would assume my title co perform all the duties including issuing the policy and title searches. Is that correct?

When you're wholesaIing REOs is your title agency just a closing agent or do they perform title searches and issue a policy of title insurance? And same question for your end buyers.

I just did a quick google search in my area for RE wholesaling and nothing came up. Do most wholesalers have a website? I would think a well put together website would do wonders and yet not a single one popped up using a combination of search terms...Is there a reason for this?

How did you make your first wholesaling deal? Did the investor you worked with care that you had little to no experience in wholesaling? And what was the key to closing it?
