Title Co question

When closing an REO does your title co act simply as an escrow/closing agent or do they also perform title searches and issue title insurance? I would think the bank's title co does the title search and issues the policy, and then they pass it on to my title co for the courtesy close. Is that correct? I also have the same question for the end buyer. In that case I would assume my title co perform all the duties including issuing the policy and title searches. Is that correct?
