I know this is not MY success story.. YET.

But I really want to share this inspiring story with the real estate community here and hopefully have this man on the podcast one day.

I bought in Thane, a city in the outskirts of Mumbai. The rental yield is ridiculously low compared to the US, around 2.5% per annum but the appreciation is quite good. Check out my post about how I was fortunate enough to roll from 600k rupees to 13 million rupees in India. I just received an email from BiggerPockets saying that I have been away for a while. Well it's true because I'm on vacation but guess what.. I just bought a house in India!

I know it may not sound like a big deal but for it is, to have taken the first step.

@Morgan Nilsen you'll be happy to know.

Cheers

Hi @Recha Sharma

Welcome to Bigger Pockets. There's a lot of information available here. You can read the blogs, forum posts, listen to the podcasts and watch the numerous videos to enhance your knowledge. Although most of the content is relevant to the US the fundamental principles are great to learn.

If you specific questions feel free to ask on the forums.

Regards

@Mishal K. Welcome to BiggerPockets! (although it's been almost a year now)

@Damon Bodine to answer your question, the cap rates are in the range of 7% to 10% depending on the location within Dubai and the type of property. The smaller the unit the higher the rental yield is. Studios and 1 bedroom apartments in locations like International City and Discovery Gardens have a potential of 10 cap.

Locations like Dubai Investment Park (DIP), Jumeira Village Circle (JVC), Rem Raam, and other communities around the new DWC airport have great appreciation potential.

Currently there are two metro lines in Dubai. Needless to say, the properties along the metro line have a higher demand.

Dubai has won the opportunity to host Expo 2020. Infrastructure is being built to cater to the 6 month long event and the resultant potential population growth.

Improving infrastructure, short term (4 to 5 years) growth potential, tax free income, currency being pegged to the dollar, are some of the pros of investing in Dubai. Cons include transient population, risks of changing laws, and some shady real estate agents.

Hope that helps.

I am looking for a mentor. If you know someone who is investing in real estate in Mumbai, especially in commercial shops, please let me know.

That's amazing Orvil! Hats off to you!
