Hello BP!

So, I’m a real estate agent, and my mentor had a request for 1,500 sq ft of enclosed storage space in Georgia for three months. He said they needed it ASAP, by the end of Friday kind of fast. I don’t know if this is the right forum to post this or if I’m allowed to post this(?), but I wanted to ask if anyone can accommodate this request or know of a way for me to accommodate it myself for $500 per month, $1,500 total. I’d be deeply appreciative.

My mentor and I have thought of shipping containers in my yard (too expensive and timely) and partnering with commercial locations looking to sell for three months of storage before selling (working on it). Any other suggestions for Atlanta area storage?

@Matthew Brill That’s some really great advice. I’ll have to start at the end and work my way backwards to figure out how much it costs. I’m not sure if my fiancé wants to stay that long, but now that I have something actionable, I can crunch some numbers. Thank you so much!

So, I have this crazy idea after reading the first few chapters of Craig Curelop's The House Hacking Strategy. I am a new, green investor with big ideas willing to sacrifice. My fiancé is not as gung ho because this is his first house. However, we both want to make passive income and are willing to learn along the way. My idea is we have this big detached garage with a small separated space the previous owners started improving. It has about 5 feet in countertop space and a deep outdoor sink. I want to add a bathroom with shower and sink, lay floor, insulate the walls, put in an air conditioner unit/heater, mini fridge, bed, etc to make a studio that is Covid safe for both tenant and landlord as a short term rental, AirBNB, or even long term since a popular college is about 15 minutes away. I have no idea how to go about this. I talked with my county briefly, and they explained that since I'm on septic and want to add another bed/bath, I would have to get a perc test to see if I can add another septic when mine fails and have a engineer draw up those plans. Has anyone done this before? Is this a good idea? What problems should I look out for? Any advice would be greatly appreciated as I move forward. I cannot wait to start house hacking, and thank you in advance!

@Joshua Noth, thank you so much! I think it’s totally achievable, and I’m excited to finally get the first one. They always say it’s the hardest. I’ve been trying to find reliable groups that meet up regularly, but they’re difficult to find. Is there a forum on here specifically for meet ups? Also, if I find a group that I can meet up with, and they want $100 annual membership, is that reasonable? I’m not sure. I appreciate you reaching out to me!

Hello there everyone!

My name is Sabre Ormond, and I live in Acworth, Georgia in Cobb County. I have little background in real estate, but I was able to get my real estate license (REALTOR®) March 1st. I have not done a deal yet. I am continuing to reach out to others in my sphere of influence. To supplement this, I have been listening to podcasts for about a year and a half now. I don't know when the right time to jump in is. In order to put food on the table, I work at my father's business as a Home Automation Specialist, The Ormond Team. He always tells me, "We sell trust." That has been my motto in real estate. It doesn't pay great, and I've made $10,000 per year for the past two years. This hasn't stopped me because I have almost $10,000 saved to do my first deal. My goal: I want to own 15 rental properties producing $250+ each in profit every month. 1 the first year, 2 the second, 3 then 4 then 5. By year 5, I want to be financially free. We are halfway through the year, and I need to hunker down and do what I say I will. What I most want to do is go to meetups with other investors in Georgia. I would absolutely love to meet all of you in person. The coffee is on me! I joined Bigger Pockets a long while ago in hopes that I would learn through osmosis. No such luck, haha!
