I live in Florida and am curious if there is a general rule of thumb percentage wise in estimating your closing costs for buying as a quick reference for analysis. Any input?

the other nine were priced correctly and I did receive counters on them.

Thanks for the input to all. I did send a message to the listing agent and the Hud representative. They said I have to fill out the cancellation form and they sent me the link. In that form there is a check box for the Hud rep agency for the earnest money deposit. One of the boxes states Remit Deposit. My plan was to just not send in the package and see what transpires. Any thoughts on this? And to @Joe Gore, I am not playing with Hud. I will close on a Hud property if they accept my price. This was an honest mistake. One that I will not make again.

Ok. while bidding on Hud homes, I apparently put in Huds asking price instead of my actual bid price. I am the agent. I put offers in on 10 properties expecting all of them to be countered. No surprise, this one was accepted. No way I am paying this. My question is, if I have not submitted the sales package and do not intend to do so, will they demand the deposit? Of course it was exactly 50,100 so the deposit is supposed to be 1000. Am I going to take a $1000 seminar on this? Anybody have thoughts? and how will they "demand" their money?

It is pretty expensive to join these days, but I joined in 2004. Had to fill a new house with fixtures and furniture. Saved thousands of dollars. Payed for the membership 10 times over. I did not buy any construction materials though like tile and flooring but I know it's a big discount

Does anybody out there use Direct Buy for their rehabs? Tile, flooring, appliances, fixtures are all massively discounted. I am concerned about the timing of the deliveries though which is why I am hoping someone has this experience.

Hello Bigger Pockets Family!

My name is Steve Bollinger and I live in Lakewood Ranch, FL in the Bradenton/Sarasota market. I am new to the RE investing world and have been saturating myself with education since last June. First thing I did was to get my RE license and hooked up with an investor friendly broker as my focus is on investing not traditional selling. Always amazed at how much there is to learn in this biz. Although I would like to have the ability to participate in all aspects of RE, my goals are to wholesale and fix and flip. Have been actively marketing for the last two months via direct mail but have not found that motivated seller as of yet, but know it will come at any time now.

Wanting to meet and network with other investors in my area so please reach out to me. I am also a HUD approved agent so I can help with online bidding if someone is interested. Any help or suggestions are always appreciated. Looking forward to digging in here at BP!
