 Are you certain that if they will be able to recoup, the premiums are not going to get up?

When I apply for an insurance, I see questions about past claims, but have never had questions whether insurance company was able to get their money back.

We are in a "landlord & rental" section. Are you guys still talking about home warranties for your rental homes? Do they even cover rentals?

I do not agree. The bank did not screw up. They never told you they are going to verify your endorsement. If checks have enough information on front for the machine to process, they will process.

Mail box screwed up.

No unless they ask... They most likely will not. Even if they ask, I would not do it, give them ETA of the new unit and say there is nothing else can be done. What's the worst that could happen? Aren't you yourself in the same boat?

I have nothing on the subject, but there is a related subject I've been curious about...

When you order checks, the banks sell you all the security features of the check: magnetic ink, watermark, lots of other BS. I always thought that the check is just a piece of paper. When banks are processing checks, none of those security features are taken into account. In fact, big banks have machines that read checks in bulk in hundreds in minute.

That means, once somebody knows your bank and account number, they can easily print a fake check, and it is going to be processed, correct? You'll catch it later, but getting money back will take quite a while.

(This is why I don't want to deal with personal checks at all)

 I haven't done it myself, but here is what I would suggest:

Search craigslist for used washer or dryer. You'll find lots of individual sellers, but some ads will be from used appliance resellers, exactly what you are looking for. Call them, go to their warehouse. There is also Charm City Appliances Address: 2140 Aisquith St, Baltimore, MD 21218 I've heard good things about.

I searched this forum but could not find an answer to my question.

I want to give tenants only one option to pay - to my bank account. I want them to either transfer money from their bank to my bank, or appear in my bank's branch in person and deposit whatever they have. I don't want to accept cash, money orders, checks of any kind. This way, if the bank is open, I get my money, if the bank is closed, I can wait till it opens next day.

The issue is this: tenants can deposit partial amount, or even $1.00 to my account, and if the eviction is in progress, it may be stalled or restarted from scratch. This is what I learned from this forum.

My question: How do you, landlords in Baltimore, accept rent payments direct to your bank account? Do you accept partial payments? Is there a way to decline partial payments, or somehow not accept them?
