As James Wise mentioned, I would see if you realtor can get a verbal agreement and save time. The realtor I work with almost always will call or send a note stating that that "my client is interested at "X" amount and can close in "X" amount of time. If this is something the seller will be interested in I can write up the offer and send it over" To me I like this approach just because we are able to fire off multiple offers in no time at all and at least see if it gauges any interest. I know seeing something on paper may be a bit more appealing but why waste the time with the same end result.

Welcome... I'm up in Jacksonville and just getting my feet wet with everything as well. Closing on a primary residence in a couple weeks with a rental property (that needs work) hopefully coming through around the same time. I'm interested in more buy and hold for the long term but would love to do some flips along the way. Best of luck on future investments, maybe we can connect at some point.

Scott Voytko I appreciate the feedback. I've heard of and dabbled around homesearch a bit but I haven't been on hubzu so I will definitely have to check that out. What areas do you consider A ratings around jax and what areas do you try to avoid? Tim Herndon I haven't heard of that site either. Do you target your private owners with strictly mailers? Do you try to focus on just jax or are you expanded outwards from this area? Thanks again for everyone's welcomes and input

Larry Fried what made you choose Jacksonville as a place to invest in from across the country? What areas do you target when you invest and what type of properties are you investing in?

@JC Gauthier @Scott Voytko I've been looking all over Jacksonville from Jacksonville Beach to the western area of jax and everything in between. Both offers are currently "foreclosures" through homepath and are in the Mandarin area. 

Has anyone used homepath with success? Everything I have submitted I swear they send an auto response with "there is multiple offers submitted, please submit your best offer". I feel as though its all a hoax to try and get you to outbid yourself. 

I am currently using a local realtor

Hey Everyone, 

I'm Ryan Robbins, I'm 26 and a recent transplant to the sunshine state from the also sunny (normally), but much chillier, Connecticut. I'm new to the site (been lurking for about a month or 2) and to real estate. 

My most recent professional background consists of owning my own small trucking company at 21 where I was contracted with FedEx and grew it from a crew of 5 drivers to 9 full time drivers before selling the business this past February to move south. Florida welcomed me with warm weather, much less stress, a new job as an Operations Manager and a little chunk of change from the sale of my previous business. 

I've always been interested in real estate and admired those who have succeeded in such investments but until recently I never really put much thought into actually getting involved. I would say that my current real estate goals would be to slowly acquire properties over the coming years and build a strong portfolio to carry me into the later years of life. I've got an extreme work ethic and self motivation which many lack and keeps them glued to the everyday motions. I'm hoping to build business and personal relationships along with a vast amount of knowledge from this site. I look forward to picking your brains and continuing to grow.

P.S. Currently have 2 offers that I'm waiting to hear on for a primary residence and one buy and hold... Fingers crossed, these would be the first purchases!
