Andrew contracts on the Riverside project! I did one last year and was presented with a Preservation Award from the city. You should see about nominating it (if it falls within the district) for this years awards, I think you have until March.

Congrats on starting your RE journey. I wouldn't stress about the meeting. Think of it more so as a feel out to see if the agent is someone you would even want to do business with. Often times no matter what side of the fence you're on, it's an interview for you as much as it is for them. If they are a seasoned agent and investor friendly the 'meeting' won't be anything more than an introduction and getting to know your overall goals and criteria.
If you're planning to stop while passing through, I would look to setup a coffee somewhere and have a list of questions that would benefit you as you start your search in Montgomery. For example; which areas to look in for certain classes of homes, areas to avoid (due to safety or high crime), popular bars, shops, restaurants or universities, local market trends, returns expected in different areas etc. If you are not looking to pull the trigger in the immediate future I would pass on spending the day driving around with an agent and instead try to schedule a sit down with two or three agents that you've connected with prior (a quick local agent search and some reviews on each should help narrow the list). See how you vibe with each one and if their information is similar. After your last meeting I'd take some time and do a quick map search on the hot spots they mentioned and cruise through those on your way back home. Maybe even drive the not so hot areas just to familiarize yourself with the differences between the neighborhoods.

I am not an attorney so this shouldn't be taken as legal advice...
At this point it sounds like you don't own or have any legal rights to the property. Just because you placed a tenant in there months ago does not mean that that you are suddenly responsible for collecting the rent and paying the current owner that won the recent foreclosure auction. If he/she doesn't legally get title until 3/4 of the way through this month I would be keeping the money the tenant paid you at the beginning of the month and washing your hands of the situation. It is not ideal and never feels good to take a loss but at this point it is over. There is no appeal to get your money back and its also not your job to keep up with the current tenant.
I'd stop communicating with whomever the home is being deeded to and let them deal with whatever situation is at hand going forward. If the tenant in place decides not to pay anymore that is NOT your problem. Don't let anyone talk you into giving them money for the property or go out collecting rent that they claim is due to them in the coming months.
