I currently have a SFR with 4 tenants in the unit. 2 of them plan on leaving and the other 2 want to renew the lease. I have a couple questions about the transfer to the 2 tenants that want to stay. Current deposit? If only 2 are staying how do I inspect the unit and determine what deposit to give back? Also I plan on asking the current 2 tenants that want to stay for another deposit. Is that alright? Background check? I did one a year ago on all 4 of them but should I do another one on the 2 that are staying? I am wonder if they can afford it on their own. Thanks for any feedback.

I have used Wagner and Wilber team. I have just one rental so far but they did a great job. They also have good connections. Niki has some experience in rental properties also.

I am looking for a property manager for a 8 - plex in Wilmont MN. It is about 20 min from Worthington. Please let me know if you are interested or know any good managers in this area. I thought I would try this before calling random agencies.

Thanks for the info. I also talked to my tax guy and was told only the income made in the state is taxed. So I would just have to file a MN tax statement also. Nothing of really big concern.

Do you know if I will get taxed on what I make in MN, or on my entire income? With only one rental currently I do not have a separate entity.

I am a new investor currently with one rental in South Dakota. I am looking at a multi-family unit in Minnesota and was wondering if there was any differences between South Dakota and Minnesota? Also if there are any tax differences between the states? Thanks for any information.
