I started my land business a few months ago myself, working it as a side hustle but I can definitely see it going full time in the next 12-18 months.

Personally, I've never taken a real estate course so it's hard to answer that one. IMO I would skip out on a course but that would be based on your comfort level jumping in

Using your own money? depends on how much and your goals. If your just looking to start slow and have 10-15k or even 5k id say just try and land a deal in that price range. My first land deal I had UC for $900 plus 2k in back taxes and 1800 for my attorney to close it out. That sold for 15k. You can scale from there.

As far as mailing goes, I hate mailing. We do it. My partner takes care of all the mailers. I Email blind offers. If you wanted to get your feet wet with out mailing, subscribe to property radar for roughly 100 bucks a month and that includes 250 owner emails per month. I use many different filters but typically start with the basics of out of state owners who have owned for a while. I simply email them an offer, let them know we can close remotely and to just reply back if they are interested. Just closed on one from an email a few weeks ago we purchased for 32k and it's going up on the MLS today for 80k

Joe, respectfully, I somewhat disagree. Equity spread is always important to me, it can and does influence some decision making. It also allows me to know what type of opportunities I may be able to jump on with out having available cash. But in most cases i agree.

Sorry guys I just posted an update and I don't see it here so here it is. 3 bdr rents for 2750 and 1bdr rents for 2050. Mtg tax and ins comes in at just under 2k/month and the last 12 months my utilities averaged 615/month. In case my previous update pops up I also forgot add random maintenance items which totaled 2600 in 2022. Roughly 20% CoC

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $425,000
Cash invested: $110,000

2 unit property with a 3bdr up and 1bdr down. 98k for the down payment and closing costs, 12k for updating ( 1 bdr turnkey, 3bdr replaced floors, updated electric with recessed lighting and new devices through out. Unit was a 2 bdr, converted a second, small living room into the 3rd bdr.) Purchased for 425k, recently appraised for 507k. Currently occupied with wonderful tenants.

What made you interested in investing in this type of deal?

The spread worked out to hit my investment goals

How did you find this deal and how did you negotiate it?

Right off the MLS, working with a local agent.

How did you finance this deal?

Conventional financing with 20% down

How did you add value to the deal?

The timing added the most value, along with some interior upgrades.

What was the outcome?

A good quality performing asset

Lessons learned? Challenges?

Look for more value add opportunities for the next deal. Not quite enough equity for a cash out refi to work well for me.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes I worked with Caitlin Shelton at Realty Connect. Her family owns and operates a number of rental properties and was a major asset into buying this property. She also took care of getting the units rented out as well as most of the required updating. In a 36 hour span, she had multiple quotes for me from all the sub contractors and a few days later everything was taken care of under budget.

Essentially, as I understand it, if the deed transferred ownership, the note must be paid in full with in 60 days. I’m told this never happens but I’d like to explore all my options

Hello BP, I'm trying to solve a problem and I don't seem to be getting anywhere. I have an accepted offer on my first duplex I am trying to purchase, was preapproved with my local bank, but will not be able to close on property with an LLC. My lawyer advised me against transferring deed after closing so I'm not exactly sure how to move forward. Any suggestions would be greatly appreciated. Thanks!
