Read @Avery Carl’s Book, "Short-Term Rental Long-Term Wealth". Also, listen to her podcast, "The Short Term Show" and @Luke Carl's podcast "Short Term Rental Management". Cash flow is hard to come by today, but if you are patient and work with a good realtor you can still find deals. I worked with the Short Term Shop and nailed a great deal. But first find your market and do a ton of research.

If you want to use it for personal use as well, look in areas you like to travel to. Then see if those areas have a strong rental demand. I chose my market partially because my family and I enjoy traveling there.

People have all kinds of reasons for wanting a mid term rental, it's just a matter of finding them. 

@Jon Martin thank you for your reply. I’m currently looking at properties in the Fort Worth downtown medical district. There are obviously hospitals and the university district is nearby as well. I’d have to look to see what headquarters are nearby.

I wanted to get everyone's opinion and experience with midterm rental demand. I have spoke with several realtors in different markets. Some of the agents I have spoke with tell me MDT demand has slowed down and hospitals aren't using traveling nurses as much. I feel like they are trying to caution me against using this investment strategy. The metro markets I have looked in seem to have good demand. 

What say you?

I just went under contact on my first investment property in Sherman, Tx. The property is a duplex with one side leased for a year. The other side has a month to month tenant in it that is currently moving out. I want to give the empty unit some light renovations before listing for lease. I would greatly appreciate any recommendations for a contractor in the Sherman, TX area. 

Also, I am looking for a property manager. I'm debating if I will manager the property myself for the experience, since this is my first property. Part of me doesn't want to deal with it and thinks a PM would be the best route. I'd like to hear everyone's thoughts on self mangling or not. Please send any PM recommendations my way that service the Sherman, TX area.

@Wilson Vanhook This is very encouraging to hear. I’m looking in the Broken Bow area and have been worried about lack of bookings. A lot of cabin calendars are pretty empty when I look on Airbnb. I have also heard other luxury cabin owners complaining of not getting bookings. It has kept me from pulling the trigger.

New to posting here. I am looking to purchase my first investment property for a midterm rental (Travel Nurse rental) in the Denison, TX area. I would like the property to work both as a midterm rental and a long term rental if needed. Does anyone have suggestions for an investor friendly real estate agent? I would also love feed back from anyone familiar with this market. Thank you in advance.
