In a market where there is little supply of older multi family unit. They are alot of people building new multi family units. The number make sense for me to jump in and build. ( I own a construction company which drive my cost to build down.) My concern is the constant increase in supply should ultimately drive the rent prices down as we all start to compete for tenants. Population grow is good for now 12% agr. Does anyone have experience in building new multifamily?

Is it worth it to go through the effort of rezoning to flip a split level into a duplex? For a long term rental.

Does changing the window size add value? Does it add more value then it cost to reframe.

Keep in mind Custom size remodel windows are cheap.

But if you have to change size attempt to keep the same width. And change the hieght of the rough opening by frame the opening down closer to the floor. ( but check local codes for tempered glass requirements) by keeping the same width you can keep the same header, you wont have to replace or repair drywall. It's the cheapest way to do it as long as you dont need tempered glass.

What is it that you do? Where are you located?

I currency own a construction Company which is a s Corp. Is there a disadvantage to buying and holding rental real estate through this entity? Is there any benefit to holding each property under it's own llc?
