Brokers have the deals on large multifamilies. You have to earn the deal flow by demonstrating that you can close deals, being responsive, and generally good to work with.

You can also build your own deal flow with direct mail. That'll generally be smaller properties owned by individuals. It takes a lot of consistency to get results, but it works.
