Not to hijack the thread but is it possible for a buyer to not use an agent if the seller already has an agent and it is listed on the MLS?
If they want a nicer bathroom then they should have to pay for it via rent increase. Tell them the only way you can do the upgrade is if you increase the rent to a number that makes it worth the hassle. If they are still okay with it then it's a win win and everybody is happy. Also make sure are the one making the decisions and not letting the tenants pick out the tiles and other stuff.

@Michelle Eisenberg I used the software.
Let's not forget about inflation. Your mortgage will stay the same for the entire 30 years but the value of the dollar will be significantly less on that last payment then it is today. At 3% inflation $1 in 30 years would be worth about $.40 today. So would you rather pay the bank $1 or $.40?

@Shray Goel I am an HVAC service tech so I get the joy of working on the units. I would say if it is the same cost for central air and the ductless minisplit I would absolutely go for the central air. Mini splits can be kind of a headache. They need to be cleaned out really well and if they aren't they tend to leak. Obviously you could go with ptac units too but remember they take up a lot of wall space so if they are small apartments and you want to put them in each room that is a large chunk of space taken up.

@Michelle Eisenberg we have one rental and I used H&R last year for our taxes. I didn't think they were hard at all. I would suggest getting the book Every Landlords Tax Deduction Guide. It will give you a good heads up on what to expect.

Cozy is 100% automated for the tenant and landlord after it is set up. My tenants love it because they don't have to do a thing.

Cozy is what we use. Would highly recommend them. There is about a one week wait to get the rent which is kind of a pain but we haven't had any issues because of it really.
