Because I get a vote for this thread today, I'll update on what I did.

I bought a Bosch ES4 Point-of-Use Mini-Tank Water Heater, 4-Gallon (http://www.amazon.com/gp/product/B00C9X1X0M/ref=oh_aui_detailpage_o05_s00?ie=UTF8&psc=1). I got this one because it runs off 110v and it was super easy to set up. All I had to do was get a set of washer hoses and 2 brass fittings from Home Depot (1/2" female 3/4" male) and hook it up. 4 gallons is enough for a load of laundry.

I use Guild Mortgage. Cindy Southerland is great to work with on investment properties. They only do mortgages though and not commercial loans.

Is it a good idea to buy the Protection Plan from big box stores? 

I typically have to go out to a unit about once every year or two to fix a unit. I've had some properties that have gone 5 or more years without needing maintenance. What I do is keep an extra washer and dryer in my garage so i can just swap them out and fix it at my own pace. That way I'm not overnighting parts. I've looked at buying new, but I just can't justify the price.

As soon as your start to bend on this it becomes harder to evict. You need to lay out your policies and stick with them. Our contract says that we offer a 2 day grace period with a $25 late fee per day and eviction starts on the 3rd day.

We always supply w/d with all of our homes. We purchase a set off craigslist for around $300 and it allows us to get an extra $25/month. The reason that we provide them isn't necessarily the extra money, but it really helps us rent homes out sooner.

I'm closing on 2 homes on 2-25 and one more 3-27. There really is not turn around requirement.

Don't get anchored to the listed price. As @Joe Villeneuve said, offer what makes sense to you and if you don't get it, move on. It's easy to get anchored to a low asking price, but it was probably set low on purpose to draw multiple offers. Last night I put in an offer of $75,000 on a home that is listed at $65,000 because I know that it's well worth it.

Texas is one of the community property states, so even though her name isn't on the deed, she owns half the property and will need to sign.

 Agreed.  What I liked about sparkrent was the email they sent out three days before rent was due with a link to make the payment.  My renter is constantly traveling so she uses her smart phone to pay rent.

Hi Adam,

From what I can tell you want a monthly reminder sent to your tenant along with the ability for the tenant to submit a one-time payment, not to be required to use a recurring payment. With eRentPayment we offer both those options since we offer one-time or recurring payments along with our monthly and late reminder options that you set which day of the month they are sent out. We also offer an automatic Late Fee option if a one-time payment is submitted late or in the event a recurring payment doesn't clear and the tenant has to reprocess.  I believe that SparkRent was $1/transaction vs $2 or $3/transaction for eRentPayment. Not sure how big of a deal this is to people.
