My wife and I just rented out our 7th home and we've decided to get umbrella insurance for some extra protection. Our insurance broker can can only offer $400/year for $1,000,000 of coverage. Does that sound about right or high?

If you want a free AutoCAD alternative, use DraftSight. It looks identical to AutoCAD, uses the same commands, and opens all the same file formats for free.

To get rid of things, we use Habitat for Humanity. They will come and pick up a lot of things that you wouldn't think of. They've taken everything from pieces of glass to old vanities to old countertops. 

I live in Temple and use Jimmy Ashby for all of my properties. He's really responsive and knowledgeable. I've bought 7 homes through him.

Thanks @Russell Brazil. We have calls into 3 companies, but nobody in our area is available on the weekend, so it has to wait until Monday.

I'm currently out of state and I received a call from a tenet today that there is mold growing on the wall behind their couch and under the sink. The tenet sent me some pictures and the good news is that the mold is green/white in color and not black. The bad news is that my tenet is claiming (probably true) to be feeling ill after seeing the mold and will be staying at a family member's home and not paying rent.

We've called around and can't get a company like servepro to go out until Monday so they'll be out the the home until then and letting the mold grow. The tenet is blaming us for the mold, but they have been in the home since February with no issue and we have no know mold issues with the home. Their lease is us at the end of this coming February so I'm fine if they want to break lease, but two questions, wouldn't this fall under a lease clause about keeping the home clean? Also, with non-black mold, what is typical remediation? Do they have to cut the drywall?

Thanks @Russell Brazil that is exactly what I was looking for. I've put a request in for pricing to RentTrack since they deal with all three credit bureaus. My plan is to find out pricing and then offer the service to my renter. If they would like to pay the fee for it, I'd be willing to use the service. Currently, we use Venmo for payments because there is no service charge for us or them.

I have a renter that wants to buy a house someday but has poor credit. She and her boyfriend have been wonderful renters and have asked is there is anyway that their rent payments can help their credit. I didn't think there was anything I could do, but I would like to help if I can so I thought I would bring the question to the board. 

So what say you Bigger Pocket Community? Is there anyway that I can help my renter?

We bought a house and the wall next to the stove was in really bad shape when I moved in. Covered in grease and it was so bad that we had to replace the drywall. Does anyone cover the wall next to their stoves? If so, what do you use and where do you get it?

Post: Vinyl Click Together Flooring

I've read on here about people using the Allure Flooring from Home Depot, but I was wondering if anyone has had success with other brands. I'm leaning towards the click together because I've had issue with edges peeling up on the peel and stick vinyl.

I see these are the options:

 - Home Depot (Allure Premium @ 2.98/sq ft)

 - Lowe's (Various Brands @ 1.98/sq ft)

 - Lumber Liquidators (Store Brand @ 1.29/sq ft but with a 12 week lead time)

 - Surplus Warehouse (Various Brands @ 1.80/sq ft)

Has anyone had success with these options? How do they hold up over time? I've read some reviews on a few of the Lowe's brands and it sounds like they scratch pretty easily.
