Yeah I know what you mean. You'll have to let me know how the mail campaign goes. I haven't started a mailing campaign yet but possibly in the future. Have you found many options on the MLS or are things pretty scarce for you? I've been working with an agent as well and have seen a few properties but most of the properties on the MLS are super competitive and are under contract within a few days.

Hi All,

I've been on Bigger Pockets for a few months but haven't introduced myself yet. My name is Ryan Substad and I live in Auburn, WA with a wife and daughter. I grew up in Minnesota but moved out to Washington 4 years ago for a job. I work as a Mechanical Engineer. I'm just starting into the world of real estate investing. I own my primary residence but don't have an investment properties yet. I've read a ton of books over the past few months and am ready to jump into investing. I found Bigger Pockets while searching for investing information online. My goal in real estate are to be able to quit my job to be able to spend more time with my family while providing an early retirement. I am currently looking to start with fix and flip and buy-and-hold SFR and multi-family properties but would like to look into commercial properties down the road. I hope to connect with many of you on Bigger Pockets and learn as much as I can from others.

It's nice to hear there is someone else out there looking to invest in this area. What are you looking to invest in? Fix and flips? Buy and hold? Single family? Multi-family?

Hi All,

I'm new to the BP site and am currently living in the Auburn, WA area. I would love to flip a house in this area (somewhere in Auburn or Kent, WA) and was wondering if anyone else is flipping houses in this area. Is there a pretty good market for flipping houses in this area right now or is it pretty hard to find good deals? What's the average price for a house that needs flipping in this area? Any other helps with contacts or any other information would be greatly appreciated.
